What happened in September?
Piney Creek and Denver Market Update: September
A quieter month in the neighborhood
Historically, August is the busiest month of the year in Piney Creek, and this year was no exception. Nine homes closed in the neighborhood in August. (A “closing” is the final step of a sale, when the buyer gets the keys and ownership officially changes hands.) In September, that number dropped to three.
To put those numbers in context, the typical month in Piney Creek this year has seen 6 closings. (That’s the median, meaning half of the months had more closings and half had fewer.) August came in well above that typical month, and September came in well below it.
A slower September isn’t unusual. Families are settling into the school year, summer vacations are over, and fewer people are making a move. Still, the drop from nine to three is a good snapshot of how the broader market is behaving right now.
What’s happening across the Denver Metro
The slowdown that began in August continued through September. Across the Denver Metro area, four key numbers all fell:
Closed sales: the number of homes that completed the sale process
Pending sales: homes that have an accepted offer and are on their way to closing
New listings: homes newly put on the market
Median price: the middle price of all homes sold, meaning half sold for more and half for less
Taken together, these numbers point to fewer homes changing hands in Denver this year than last.
The main reason is mortgage rates, which have been climbing steadily since mid-summer. Higher rates mean higher monthly payments, so the same budget buys less house than it did a few months ago. Even a small increase in the rate can add hundreds of dollars to a monthly payment, which prices some buyers out of the market and leads others to wait. Because of this, the fourth quarter (October through December) will likely see fewer sales than the same period last year.
Piney Creek holds its value
While prices are shifting around us, Piney Creek continues to hold onto its value. Here is how September’s median sale price compares to a year ago:
September 2025 September 2026 Change
Piney Creek $700,000 $705,000 up 0.7%
Centennial $630,000 $570,000 down 9.5%
Denver Metro $560,000 $550,000 down 1.8%
Piney Creek’s median price edged up by $5,000, while Centennial’s fell by $60,000 and the Denver Metro’s dropped by $10,000. Many nearby areas are seeing larger price swings, yet Piney Creek has stayed steady. Homes here continue to sell at a premium to both Centennial and the metro as a whole, a sign that buyers still see lasting value in the neighborhood.
Some good news for sellers
Not everything slowed down. “Days on market,” the number of days a home is listed before it goes under contract, dropped compared to last month. In other words, homes that sell are selling faster.
This tells us that buyers are still out there, and they’re ready to act when they see the right home. A home that is well presented and priced correctly still gets attention. Multiple offers, where several buyers compete for the same home, are still happening, though nowhere near as often as in 2022, when bidding wars were common.
What to watch in October
The fourth quarter is typically slower in the Denver market, as the weather cools and the holidays approach. This year, though, mortgage rates sitting stubbornly near 7.5% are making it even harder for buyers to afford a home in the Denver Metro area.
Many buyers are responding by widening their search. They’re finding that the farther they go from central Denver, the more house they can get for their money, whether that means more square footage, a bigger yard, or a newer build. Expect to see more buyers looking at the outer edges of the metro area.
What this means for you
If you’re thinking of selling, the market rewards homes that are well prepared and priced realistically, and Piney Creek’s steady values are a strong starting point. If you’re thinking of buying, it’s worth talking with a lender about what you can comfortably afford at today’s rates, and keeping an open mind about location.
