Buying in Denver Metro

Buying a home is one of the biggest decisions you'll make — and it doesn't have to feel overwhelming. My job as your agent is to make the journey clear, steady, and, honestly, kind of exciting. Here's a broad look at the nine steps we'll walk through together.

  1. Find an Agent — Someone who knows the local market, spots red flags on a property walkthrough, handles the paperwork, and negotiates in your corner.

  2. Get Pre-Qualified — Unless you're paying cash, you'll need a lender to look at your income, credit, and debt-to-income ratio. This tells us your real price range before we start touring homes.

  3. Visit Properties — Photos only tell you so much. Walking a home in person is how you really understand the floor plan, the finishes, and the neighborhood around it.

  4. Submit an Offer and Negotiate — Price is just one piece. We'll also negotiate earnest money, title, inspection terms, HOA details, due diligence, insurance, appraisal, and closing date — and I'll walk you through every one of them.

  5. Home Inspections — I recommend a full inspection, a radon test, and a sewer scope — even on new construction. Buyers cover this cost, so it's worth budgeting for upfront.

  6. Insurance — Your lender will require it. I can point you toward researching options early, though most companies won't quote a price until you're officially under contract.

  7. Loan and Appraisal — An appraiser confirms the home's value, and your lender's underwriting team reviews everything before issuing a "clear to close."

  8. Final Walk-Through — One last check to confirm nothing's changed since inspection, any agreed-upon repairs are done, and everything's in working order.

  9. Closing — Sign the paperwork, transfer the funds, and get your keys.

Welcome home!

If you're ready to start the process — or just want to know what step one looks like for your situation — I'd love to walk you through it.
